15 Remodeling Terms Every Homeowner Should Know

Remodeling your home can be an exciting but sometimes overwhelming process, especially if it’s your first time. A professional remodeler can guide you through each step, but understanding the common lingo used during your project can help ensure smooth communication and that you get the results you envision. To help you feel more confident in your remodeling journey, we’ve put together a list of 15 key terms every homeowner should know.

1. Allowance
An allowance is a set dollar amount in the contract for items that haven’t been selected yet, such as fixtures or finishes. It gives homeowners flexibility while keeping the project on budget.

2. Bid
A bid is a contractor’s proposal outlining the total cost for a project based on the plans and specifications. It helps you know what to expect before moving forward.

3. Building Codes
These regulations set the minimum standards for construction, ensuring your project is safe and up to code. Your contractor will handle compliance, but it’s important to know they exist! In Pennsylvania, the Uniform Construction Code (UCC) establishes statewide standards for construction and building safety. Most PA municipalities have elected to administer and enforce the UCC locally.

4. Building Permit
This official document is issued by a local authority, granting permission to start your construction or remodeling project. It ensures the work meets local building codes.

5. Change Order
A change order is written authorization for any changes or additions to the original contract. It outlines new costs and timelines, keeping everyone on the same page when plans evolve.

6. Punch List
Once your project is near completion, a punch list is created during the final walk-through to identify any remaining work or touch-ups that need to be done before the job is officially finished.

7. Scope of Work
This is a detailed outline of all the tasks, materials, and labor involved in your project. It helps you and your contractor stay aligned and ensures that everything is covered.

8. Subcontractor
A subcontractor is a specialized worker (like a plumber or electrician) hired by your general contractor to complete specific tasks. Your contractor will manage and oversee their work.

9. Plans and Specifications
Plans are the drawings or blueprints of your remodel, while specifications (or “specs”) list out the details like materials, finishes, and methods that will be used.

10. Draw
A draw is a partial payment made during your project, based on work completed to date. Draw schedules are usually set up in the contract to help with cash flow.

11. Cost-plus Contract
This contract type covers the actual cost of labor and materials, plus an agreed-upon percentage for the contractor’s profit and overhead.

12. PA HIC
In Pennsylvania as part of the Home Improvement Consumer Protection Act, Home Improvement Contractor Registration (HIC) is required for home improvement contractors. The PA Attorney General’s office encourages consumers to use registered contractors when deciding to invest in home improvements. 13. Call-back
If something needs to be fixed or adjusted after your project is complete, a call-back is when your contractor returns to make repairs covered under the warranty.

14. Fixture
A fixture is anything permanently attached to your home, such as sinks, light fixtures, or cabinets. Once installed, fixtures are considered part of the property.

15. Walk-Through
The final inspection where you and your contractor review the completed project to ensure everything meets expectations before signing off.
